Real Estate is Serious Business. You Need a Serious Professional by Your Side.
Buying a home is the single most important purchase any of us will make in our lives. So it's important to know the person we entrust to help us get the best deal is worthy of that trust.
A lot goes into a real estate transaction and rules and regulations vary from state to state. When buying (or selling) your home in Tennessee you want to know your agent has knowledge of state rules and regulations to ensure they can negotiate and close a trouble-free deal for you. A simple way to confirm they are knowledgeable is to confirm they are licensed by the Tennessee Real Estate Commission (TREC).
An agent can hold either an Affiliate Broker license or, with more experience and education, a Broker license issued by TREC.
In brief, and to translate from legalese, when registered under either license, you can be are assured that the person you are dealing with has completed a minimum education and passed both national and state exams that allow them to legally offer to list, sell or buy a property on behalf of real property owners in exchange for a fee or commission.(1)
Obtaining an affiliate broker license requires that the agent has successfully completed a minimum 90 hours of education in a program approved by TREC and, after completing that education, has passed both the national and state real estate licensing exams with a score of 70% or better.
To be licensed as a Broker means that a new agent has been licensed as an affiliate broker for a minimum of 36 months and has successfully completed a further 120 hours of education. (Click for full Affiliate Broker and Broker licensing requirements.)
