12 South District
Nashville is full of hot neighborhoods and 12 South is one of the most sought-after destinations for residents, business owners and shoppers alike.
Bordering Wedgwood Ave to the north, Gale Lane to the south and framed by the Belmont/Hillsboro neighborhoods to the west and the Melrose / Breeze Hill communities to the east, 12 South has a character all its own which shows in the beautiful homes and unique shops found here.

By 1900, the area known as 12 South today grew from a small collection of farms and estates into the self-sufficient business hub of the Waverly / Belmont community, complete with its own streetcar line and expanding subdivisions.
Following a period of decline brought on by an exodus of its population to other, newer suburbs of Nashville in the 50s and 60s, 12 South began its reinvigoration in the 1990s and continues to lure more residents and visitors, year over year.
12 South Real Estate: Past, Present, and Future
The 12 South neighborhood has experienced every market, good and bad, throughout the years.
While you could purchase a property in need of some TLC for the price of a modest sedan in the early 2000s, the market today is vastly different.
Selling at an average of $290 per square foot and rising steadily, 12 South is now one of the highest priced communities in Middle Tennessee, a characteristic that looks to be here to stay and for good reason.

Experience 12 South
Every neighborhood has its own vibe and 12 South’s is one of charm, beauty, and convenience.
Well-known Chefs, celebrities, and popular restaurants have made 12S home. The layout of this neighborhood makes it one of the most walkable in Middle Tennessee which sets it apart and makes enjoying all it has to offer that much easier.
Miranda Whitcomb Pontes was one of the first restaurant owners in 12S with her popular Burger Up restaurant. Since then she's also opened popular Josephine restaurant just down the street.
Get your dessert fix at the latest Nashville donuts craze, Five Daughters Bakery. They sell out daily so be sure to get there early.
Not in the mood for donuts? Head to national chain, Sprinkles for cupcakes, ice cream, and cookies. For a unique experience, be sure to take advantage of the cupcake ATM just outside their store.
It was only a matter of time before Oscar & Emmy award-winning Reese Witherspoon opened something in her hometown. She chose to use Nashville for her flagship store, Draper James, which is her first dive into women's fashion.
Audrey Williams, daughter of Hank Williams Jr., opened her first home goods general store, White's Mercantile, in 12S and has since opened another location in downtown Franklin. She's also well known for her high-end women's clothing boutique H. Audrey in Green Hills.
12S is also home to great fashion and home good stops. Local leather designer Peter Nappi relocated his store from Germantown to 12S next to women's fashion boutique Emerson Grace.
When my wife and I visit, we usually start at MAFIAoZA’s for some of Nashville’s best pizza and a cold beverage on their patio before venturing out to peruse the vintage shops. Then, on a hot day, we finish off our jaunt with a popsicle from Las Paletas.
Whether it’s dining, shopping or just taking in the scenery, your options are many and wherever you decide to start and finish, you’re certain to enjoy and return to 12 South.
